Blue Castle Management specializes exclusively in leasing services and landlord education. Many landlords contact us with questions because our model is intentionally different from traditional property management.
These frequently asked questions explain how leasing only works, who it is best for, and what to expect when working with Blue Castle.
What does leasing only mean?
Leasing only means we help you find and place a qualified tenant, but we do not manage the property after the tenant moves in.
Our services typically include pricing guidance, marketing, tenant screening, lease coordination, and system setup so you can self manage confidently after placement.
Why do you only offer leasing?
We believe many landlords are capable of managing their own rentals when they start with the right tenant and the right systems.
Leasing is the most important phase of the rental lifecycle. A well screened tenant reduces future maintenance issues, payment problems, and legal risk.
Our model allows landlords to avoid ongoing management fees while maintaining control and transparency.
Do you collect rent or handle maintenance?
No. Blue Castle does not collect rent, respond to maintenance requests, or communicate with tenants after move in.
Instead, we help you set up property management software that allows tenants to submit maintenance requests, pay rent online, and receive automated notifications directly.
What software do you use or recommend?
We help landlords choose and configure modern property management software based on their needs.
This may include platforms that support:
- Online rent collection
- Maintenance request tracking
- Automated late fees
- Tenant communication history
- Document storage
You remain the account owner and decision maker.
Who is leasing only best for?
Leasing only works best for landlords who:
- Want help finding the right tenant
- Are comfortable self managing with software

Many of our clients are experienced landlords, local owners, or investors with small portfolios.
What happens after the tenant is placed?
Once a tenant is placed and your systems are set up, our role is complete.
You take over day to day management using the tools and education provided during the leasing process.
We remain available for future leasing needs when the property becomes vacant again.
Can you step in later if I need help?
Blue Castle does not transition into full service management.
If you decide later that you want a traditional property manager, you are free to hire one independently.
We focus on doing one thing well rather than offering partial management services.
Do you handle evictions or legal issues?
No. We do not provide legal advice, eviction services, or court representation.
We provide educational resources to help landlords understand best practices, but legal matters should always be handled by a qualified attorney.
Do you work with out of state landlords?
Yes. Many out of state landlords choose leasing only because it provides professional tenant placement while still allowing remote self management through software.
Clear systems and documentation are especially important for remote owners.
How do I know if leasing only is right for me?
If you want a traditional hands off property manager, leasing only may not be the right fit.
